Workspace strategy and operational model

Lawrence Works is a vacant industrial site, the owners of which would like to turn the site into an income producing asset. Spacecraft provided consultancy advice on local demand, rental values and likely refurbishment costs to establish a sustainable business model to be utilised by the landowner for their own operation.

Meanwhile use strategy and operational model

This large scale industrial site on Crawley Road has been vacant and unfit for purpose for a number of years. Our client’s ambition was to establish a viable meanwhile use strategy prior to pursuing long term redevelopment plans for the site. We proposed an innovative mix of workspace uses and optimised layout for each of the 5 separate blocks in order to create a sustainable business plan and operation. Our business model was based on our experience of managing workspaces and creative uses through floorspace optimisation and cost-effective fit out. We provided the client with a view on management strategy and options as well as costs benefit analysis of direct management vs letting to an operator / or via management lease.

Space optimisation and activation strategy

Spacecraft has been appointed to advise on a space utilisation and activation strategy for the Church Street Triangle on behalf of Westminster Council. This project has received Good Growth funding, matched by Westminster Council, to deliver improvements for the Triangle area and associated retail units in Council ownership. The triangle project comprised a number of currently disjointed elements: commercial units of different sizes, a vacant public WC bloc and a triangular area of public realm. Spacecraft provided advice on the viable use mix, design, fit out, operation and placemaking/ site activation.

Workspace strategy and activation

We were commissioned by Notting Hill Genesis to provide a commercial and activation strategy for a vacant lot of land, part of their large regeneration scheme in Colindale. 

We undertook engagement with local organisation to understand the needs of the local people and put together a mix of uses to respond to local demand. We developed a business plan to ensure the site can be operated sustainably over the life cycle of the new building. We are also offering capacity building to our client should they wish to operate their building on their own.

Spacecraft devised a new retail operational concept for flexible use of premises to support new businesses or individuals who would like to test the market with their products. 

This concept has been proposed as part of the Westminster Triangle Project and included in the design concepts.

Workspace strategy
- fit out model

Spacecraft developed this award winning affordable fit-out solution using Arbeit Studios years of experience of fitting out creative workspaces. Our aim is to reduce user costs and improve property vacancies. The project won Mayor’s funding to deliver an online platform with free access to design tools, know-how guides and cost information for our well-developed internal divisions system of individual panels that can be self-built by the user in an easy, sustainable and cost-effective way.

Concept project

Rotating High Streets is a proposal for a rotational programme (‘the rota’) for retailers/ smaller businesses. The aim is for local businesses to have the opportunity to become members of the rota programme in lieu of a membership fee, taking a short term occupation of a specific unit and then rotating (or moving) their operation to another unit in a different location/ High Street thus freeing up the space for another user.
